What is the Accelerated Refinance?
When you refinance to a lower rate, your required monthly payment drops. The Accelerated Refinance strategy takes the money you just freed up — your monthly savings — and applies it directly toward your loan's principal every month instead of spending it elsewhere.
Your payment stays exactly the same as before your refinance, but now more of that money is attacking the principal balance rather than going to interest. The result: you pay off your mortgage years earlier and save dramatically more in total interest — often hundreds of thousands of dollars over the life of the loan.
The Standard Refi shows your savings if you simply take the lower payment and make no changes. The Accelerated Refi shows what happens when you reinvest those savings back into the loan. Both are wins — the accelerated option just gets you there much faster.

How much down payment do I actually need?

As little as 3% on conventional and 3.5% on FHA for primary residences. VA and USDA offer zero down for eligible borrowers. The right amount depends on your loan type, credit profile, and financial goals.

What credit score do I need to get approved?

Conventional loans typically require a 620 minimum. FHA goes to 580 with 3.5% down. Some Non-QM programs go lower. Your score also significantly affects your rate, not just whether you get approved.

How long does the mortgage process take?

Pre-approval within 24 to 48 hours. From full application to close typically runs 21 to 30 days for conventional loans. Government loans and complex files may take 30 to 45 days.

How long does the mortgage process take?
